“The Leder Group and its partners were interested in acquiring and constructing properties on the West Coast of Florida. We made an attempt on our own, using a local agent in Naples, to purchase properties that met our criteria. These efforts did not yield results and we were discouraged with the marketplace. My father introduced JRL to me and felt that the firm would open up the market by providing a true representation of both economic activities, strong locations to consider, and future forecasted growth. Working closing with JRL we were able to identify and purchase two prominent properties. The first property was not officially on the market but was brought to our attention through a personal relationship that JRL had with the listing broker. We purchased an existing “anchor” building and two adjacent parcels with direct frontage on I-75. The property was centrally located in the heart of residential and commercial growth and minutes away from Southwest Regional International Airport. Over the next year we constructed two Class A light industrial buildings on the vacant parcels. JRL partnered with us on handling the leasing and property management and through dynamic marketing efforts we were 100% leased within months of receiving the certificates of occupancy on the buildings. The second property was east of the airport on Daniels Parkway. We purchased several large parcels of land that had existing infrastructure (roads, site lighting, fill dirt, etc.) that resided in front of a new residential development, was surrounded by thousands of homes in gated communities, and minutes away from I-75. Over the next couple of years we constructed a Class A light industrial business park that represented both commercial condos for sale and small bay office/warehouse units for rent. Again partnering with JRL, we developed a unique marketing campaign using television, newspaper, direct marketing, broker open houses and Internet ads. Additionally we worked closely with the Lee County Economic Development Department as a vehicle to introduce the business park to prospective companies moving into the area. Through these efforts were able to lease units to both credit and local tenants and sell units to established local companies. JRL handled the physical leasing and property management efforts including lease and sales negotiations, hiring reputable local contractors to maintain the property, facilitate and project manage tenant improvements, and we handled the back office activities. JRL was instrumental in helping us get through both the good times and the recession”.

A detailed report was provided to the seller and JRL and the attorneys negotiated a credit.
