JRL has extensive experience interviewing and hiring reputable licensed and insured contractors to construct new tenant spaces, maintain the key components of the property including landscaping, roof and air conditioning maintenance, parking lot repairs and custodial services. We negotiate on behalf of our clients and present multiple proposals to evaluate and make hiring decisions.

Financial Reporting

We provide monthly, quarterly, and annual financial reports to our clients. This includes updated rent rolls, property operational expenses, and governmental expenses. We work closely with our clients’ accountants to ensure that financial reports (balance sheets and income statements) are provided in a timely fashion. We assist with establishing Common Area Maintenance (CAM) budgets on an annual basis and forecasting reserves for future expenses.

Leasing

Over the past ten years, JRL has leased over 150,000 square feet of residential and commercial property space in Florida. Running effective marketing campaigns, being responsive to all inquires, utilizing construction and past experience, and understanding leases and lease proposals has given us a competitive advantage. We offer clients a strong track record with few vacancies and a balanced tenant mix.

Property Compliance

JRL organizes and maintains records and logs to ensure that properties under management meet all governmental compliance requirements. This includes scheduling annual elevator inspections, fire/sprinkler inspections, backflow inspections, and filings with the State and local authorities.

We implement preventative maintenance programs to reduce unforeseen incidents and manage the contractors to ensure that the common areas of the property have the curb-side appeal and professional presentation that is expected by the occupants of the building.

Rent Collection

Invoicing and collecting rent in a timely manner requires focus and organization. As a firm, we carefully monitor this activity and act accordingly when tenants are delinquent with rental payments.
