Working closely with the client, JRL helps defined the scope of work to meet the desired vision and outcomes. This includes physical layouts, functionality, and finishes.
Once the scope of work has been established, JRL interviews several reputable licensed and insured general contractors with the goal of receiving multiple bids to evaluate. The client is invited to the meetings to provide feedback and to receive valuable suggestions on improving the space. After careful evaluation, a general contractor is selected and JRL is involved in facilitating negotiations to keep the cost aligned to the market and to receive a general timeline from project initiation to completion.
Utilizing the scope of work and feedback from the selected general contractor, a project plan is developed with milestones and timelines. This also includes coordination of sub-contractors, general conditions, and expectations. The client reviews and either agrees to the proposal or request modifications. The next step is to meet with the general contractor and reach a signed agreement.
Before work commences, JRL requests copies of the general contractors active licenses, and all required insurance policies. Insurance agents are instructed to include the client’s entities as “additionally insured” under the contractors policies. JRL also monitors the permitting process to ensure all necessary permits are pulled and that inspections and workflow are in accordance to governmental requirements.
Once the space receives a Certificate of Occupancy (CO), JRL (with the general contractor present) walks through the space with the client. The client is encouraged to carefully develop a punch list of areas that need to be addressed. Copies of the punch list are given to the general contractor and JRL.
JRL carefully monitors the follow up work performed to ensure that the job is being completed to the satisfaction of the client. Clients are asked to sign off on the work.
After the general contractor has been fully compensated, JRL facilitates having all construction liens removed from the property.
