Due Diligence Analysis

Purchasing commercial properties and large scale residential portfolios involves a comprehensive due diligence approach. JRL brings experience, expertise, and relationships to the process. We assist with defining the scope of the property, putting together the due diligence teams and budgets, and facilitating either repairs or credits from the Sellers.

Additionally, we are able to determine current conditions of the buildings including roof, HVAC, structural, interior finishes, parking lots, landscaping, and other key components of the property. Having this working knowledge allows for projected future costs (scheduled reserves) and recommended preventive maintenance programs. Putting these systems in place is critical in Florida given the weather conditions and elements that properties endure.

Our services are commonly used by owners and architects to ensure that what is taking place onsite is in your best interest as the owner. In this case we serve as an experienced third party, familiar with the details of construction.

We serve the owner by tracking costs, scheduling projects, monitoring construction techniques and managing your overall construction projects. Typically Fixter Construction begins as part of your professional services team during the design phase.
